How much does it cost to build a house in Morocco in 2026? Price ranges per m², from villa to hammam
Structural work, turnkey construction, riad renovation, swimming pool, home hammam, fees and taxes: the price ranges seen in Marrakech in 2026, what they include and what makes the cost of your project vary.

1. How to read a price per m²
All the price ranges in this guide are prices incl. VAT, in Moroccan dirhams (MAD), observed in Marrakech in 2026, excluding the purchase of land. For construction and renovation, the m² is floor area: the sum of the areas of every level, walls included. For a swimming pool, it is the m² of pool basin.
A price per m² is used to check that a budget is realistic before going further. It does not replace a quote: two 250 m² villas can vary by a factor of two depending on the plot, the number of levels, the openings and above all the finishes. The ranges below are indicative and dated; we update them every year.
2. New build: from structural work to turnkey
Price per m² of floor area, excluding land and fees, in Marrakech in 2026:
- Structural work only (earthworks, foundations, reinforced concrete frame, masonry, slabs, roof waterproofing): 2,500 to 3,800 MAD per m².
- Turnkey, standard finishes (standard tiles, aluminium windows and doors, off-the-shelf sanitaryware): 4,500 to 6,500 MAD per m².
- Turnkey, mid-range and high-end (large glazed openings, zellige glazed tilework, decorative plaster and woodwork, ducted air conditioning): 6,500 to 9,000 MAD per m².
- High-end and luxury (imported materials, home automation, bespoke craftsmanship): 9,000 to 14,000 MAD per m² and more.
- Example: a 250 m² villa with standard finishes represents 1.1 to 1.6 million MAD of works, excluding land, swimming pool and outdoor landscaping.
3. Renovation: from refurbishment to restoring a riad
In renovation, the condition of the building matters more than its size. The ranges below are per m² of floor area, after assessment:
- Light renovation, without touching the structure (painting, floors, sanitaryware, doors and windows): 2,500 to 4,000 MAD per m².
- Heavy renovation (new electrical and plumbing systems, rearranged rooms, full finishes): 5,000 to 8,000 MAD per m².
- Full restoration of a riad (structural consolidation, floors, services, traditional craftsmanship in zellige, tadelakt polished lime plaster, plaster and wood): 7,000 to 12,000 MAD per m² and more.
- In the medina, allow 10 to 20% more: access on foot, rubble carried out by hand, limited storage and protection of the neighbours lengthen every stage.
4. Reinforced concrete swimming pool
Price per m² of pool basin, including structure, waterproofing, filtration and lining:
- Standard skimmer pool: 4,000 to 5,500 MAD per m², i.e. 130,000 to 180,000 MAD for an 8 × 4 m pool.
- Infinity pool, balance tank included: 5,500 to 8,000 MAD per m².
- Indoor, or covered and heated, pool: 30 to 60% more than an outdoor pool, for heating, dehumidification and ventilation, excluding construction of the building that houses it.
- Plant room (pump, filter, electrics): 15,000 to 30,000 MAD; heat pump: 20,000 to 40,000 MAD.
- Renovation of an existing pool (new waterproofing and lining): 1,000 to 2,500 MAD per m² of lined surface.
5. Home hammam
Complete budgets, including structural work, waterproofing, heating and finishes:
- Steam cabin with a steam generator, 4 to 6 m², in a bathroom: 30,000 to 60,000 MAD.
- Hammam of 8 to 12 m² with bench, tadelakt and steam generator: 60,000 to 120,000 MAD.
- Traditional hammam with vaulted ceiling and wood- or gas-fired boiler: 100,000 to 200,000 MAD.
- Complete spa (hammam, relaxation room, showers, possibly a jacuzzi or a pool): 200,000 to 500,000 MAD and more.
- Renovation of an existing hammam (waterproofing, tadelakt, heating): 25,000 to 80,000 MAD; steam generator alone: 5,000 to 25,000 MAD.
6. Costs to add to the price of the works
These amounts do not appear in a contractor's quote, but they are part of the budget:
- Architect's fees (an architect is mandatory for a building permit in urban municipalities, delimited centres and their peripheral zones): 6 to 12% of the cost of the works.
- Structural engineering consultancy (structure, building services) and technical inspection firm: 2 to 4% of the cost of the works.
- Municipal tax on construction operations: around 10 to 20 MAD per m² of covered floor area for a single-family home, depending on the municipality's scale of charges, plus application fees.
- Connections to the water, electricity and sewerage networks: depending on the network operator and the distance to the existing network.
- Contingencies: allow 10 to 15% of the cost of the works, more for a renovation.
7. What makes the price vary
For the same floor area, the plot and the finishes explain most of the differences. A sloping plot, ground with poor bearing capacity or a basement increase the cost of the structural work. Large openings, long spans and upper floors require more steel and concrete.
On the finishes side, the difference comes from the choice of materials and the craftsmen's time: hand-laid zellige, tadelakt, a carved plaster ceiling or cedar joinery cost several times the price of standard tiles and joinery. Imported materials add lead times and transport costs.
